1) INTRODUCTION
The web sites www.yourholidaysinumbria.com and any related mobile application, owned by
Bucchi Daniela’s “Nice to meet you Umbria”, having its seat at Santa Maria Tiberina 06010
(PG), vocabolo Roteto, 144 – Italy, henceforth simply called “Site”, provide the users with an
online platform to search for possible house rentals, well described in the Site.
The above mentioned service is available connecting to www.yourholidaysinumbria.com or to other
partner sites and by any other site used to provide this service including the mobile application.
These General Terms and Conditions (hereinafter “Conditions”) define the access and use of
www.yourholidaysinumbria.com and any related mobile application that Bucchi Daniela’s “Nice to
meet you Umbria” has created to make the search for temporary and/or tourist accommodations
easier.
The Privacy Policy ex Reg. (UE) 2016/679, available on https://www.yourholidaysinumbria.com/privacy/
included in these Conditions.
Access to and/or use of the Site is totally voluntary and the user takes the responsibility of
complying and being contractually and legally bound by these Conditions.
By using the Site the user accepts completely these Conditions, so he must read them carefully
before getting access to the Site and use it on his own responsibility. Without accepting completely
these Conditions the user can’t utilize, or take advantage of, the Services provided by the Site.
The Site may change the contents of the Conditions without notice: therefore we recommend the
users to read these conditions each time they access to and use the Site.
The user must employ the Services on the Site carefully, according to the law and to these
Conditions, and respect the other users.
It is forbidden to use this Site for purposes different from the original one.

2) DESCRIPTION AND TYPE OF ACCOMMODATIONS

3) BOOKINGS
To book and rent the villas the user has to fill in the relevant form, containing also the maximum
occupancy allowed, as well as the opportunity to choose the period of stay.
The guest enters into the rental contract when he books directly to the Site owner, receiving a pdf
copy, and gets the paper one when he arrives at destination.

4) PRICES
When the user fills in the booking form, the system will automatically calculate the total amount for
the stay and for the chosen accommodation.
Anyway, during the year Bucchi Daniela’s “Nice to meet you Umbria” may propose special offers,
properly advertised on the Site, via Social Networks as well as via Newsletter.

5) PAYMENTS
After online booking, the guest must pay the 50% of the total amount as deposit, by credit card or
bank transfer.
The guest must pay the balance 8 weeks before the arrival by bank transfer. The parties may also
arrange different payment methods for the balance.
The guest must leave a € 800,00 (Euros eight hundred/00) security deposit by bank transfer one
month prior to the arrival.
This deposit will be refunded within 14 days of departure, deducting any damage to the
accommodation and extra expenses not included in the rental rate.
Bucchi Daniela’s “Nice to meet you Umbria” or the owner won’t allow the house rental if the guest
doesn’t leave the security deposit.

If the guest leaves earlier for any reason, Bucchi Daniela’s “Nice to meet you Umbria” or the owner
will refund the deposit (deducting any damage and extra expenses) only after checking the property,
its fittings and contents.

6) THE STAY
The required minimum stay is generally one week (from Saturday to Saturday), the maximum one is
28 days.
Only for “Villa Lavanda” the week is from Sunday to Sunday.
The parties can arrange stays with arrivals different from the above mentioned.

7) CHECK-IN & CHECK-OUT
Check-in is from 16:00 (4:00 p.m.) to 20:00 (8:00 p.m.)
For any request and/or late arrival the guest must contact Bucchi Daniela’s “Nice to meet you
Umbria” or the house owner.
At the arrival the guest must show his passport or identity card to Bucchi Daniela’s “Nice to meet
you Umbria” or to its representative or to the house owner to check in guests as required by law.
Check-out must be by 9:00.

8) HOUSE RENTAL & PETS
The rental is made on behalf of the house owner, according to the prices shown on the Site at the
booking. Pets are not permitted in any villa/house.

9) HOUSEKEEPING
The guests get the house perfectly tidied up and clean. The final housekeeping is included in the
rental rate. Cooking area/kitchen/kitchenette cleaning and rubbish removal are not included; it’s up
to the guests. If they don’t, the owner or his representative will charge an extra expense. Due to the
energy supply situation and the Italian laws, the heating (turning on/off, temperature) is regulated
according to the provisions that vary from region to region. Approximately the heating can be
available from November to April. So it can be used in this period and its cost is not included in any
case in the rental rate.

10) OUTDOOR MAINTENANCE SERVICE
If needed, Bucchi Daniela’s “Nice to meet you Umbria” or its representative or the house owner can
enter the house appurtenances for necessary maintenance (garden, swimming pool, and so on..) and
check that everything is working well.

11) CANCELLATIONS
A booking cancellation implies the payment of the following penalties:
Up to 10 weeks prior to the arrival date the guest can get the whole deposit back
From 8 to 10 weeks prior to the arrival date the guest can get the 40% of deposit refunded
From 6 to 8 weeks prior to the arrival date the guest can get the 50% of the total amount refunded
From 2 to 6 weeks prior to the arrival date the guest can get the 25% of the total amount refunded
Less than 2 weeks prior to the arrival date the guest can’t get any amount refunded

12) RESPONSABILITIES
Each accommodation has been visited and checked by Bucchi Daniela’s “Nice to meet you Umbria”.
The descriptions on the Site are true and written in good faith.
Bucchi Daniela’s “Nice to meet you Umbria” has no responsibility if the owner makes any change
without notice, unless it is impossible to conclude partially or totally the contract and the guest is no
longer interested in it.
In case of problems, the guest must do his best to solve and minimize them to avoid any
consequences.
The guest will let Bucchi Daniela’s “Nice to meet you Umbria” or the owner solve any problem as
long as it takes.
The guests leaving before the departure date will lose any refund of the rental rate, unless they have
a legal cancellation right.

If the guest disputes anything after the stay, he won’t get any refund.
If due to force majeure or to reasons beyond its control, Bucchi Daniela’s “Nice to meet you
Umbria” has to cancel the guest’s booking for the stay, the contract will be rescinded and Bucchi
Daniela’s “Nice to meet you Umbria” will refund the guest the only rental rate paid, excluding any
other refund.

13) JURISDICTION AND ENFORCEABLE LAW
If any dispute occurs between the Parties, the only Jurisdiction will be the Perugia one. The
enforceable law is the Italian one.
